What does your management fee include?+
Our fees start from 15% of monthly revenue — with everything included: listing management on Airbnb, Booking.com and Vrbo, dynamic pricing, 24/7 guest communication, housekeeping and linen, maintenance coordination, compliance oversight, and monthly reporting. Exact fees are confirmed on a free discovery call.
Are there any upfront or setup fees?+
No. We don't charge upfront setup or onboarding fees. You only pay a percentage of revenue once your property is earning.
Am I locked into a long contract?+
Never. We work on 30 days' notice, either way, at any time. If we're not delivering, you're free to leave.
How much could my property earn?+
It depends on location, size, condition and time of year. We'll always give you an honest, realistic projection based on live comparable data in your area — never inflated numbers.
Which platforms will you list my property on?+
Airbnb, Booking.com and Vrbo as standard. We manage the calendars centrally so you'll never get a double booking.
What's the minimum stay?+
We operate a 2-night minimum stay as standard to protect the property, reduce guest churn and keep operating costs sensible. This can be adjusted for peak or holiday periods.
Who cleans the property?+
We manage professional turnaround cleans with trusted local housekeepers after every stay — including full linen and towel changes and consumables restock.
What happens if something breaks?+
We coordinate maintenance through a network of trusted Berkshire trades. For anything above a pre-agreed threshold we'll always check with you first.
How do you screen guests?+
Every booking is vetted — ID checks, review history, purpose of stay — before we accept. Any booking we're not comfortable with, we decline.
How do I get paid?+
By bank transfer, monthly, with a full itemised statement showing every booking, cleaning cost, and fee. Full transparency, every month.
Do you cover my area?+
We cover Windsor, Reading, Slough, Bracknell, Basingstoke, Newbury, Farnborough, Wokingham and Maidenhead — plus surrounding villages. If you're not sure, just ask.
What about compliance — gas safety, fire, insurance?+
We handle it. Part of onboarding is a full compliance check — gas safety certificates, smoke and CO alarms, fire risk, and appropriate short-let insurance guidance.
